Buying a Short Sale home from a short sale seller means a lot of paperwork and documentation requested by sellers lender. Different lender - different requirements.
In a Fort Lauderdale short sale home, Seller must disclose to a prospective buyer that they anticipate a short sale situation. Every short sale seller must inform the Real Estate Professional of any and all liens on their property and any changes which may occur in the future.
With almost every Fort Lauderdale short sale, home owner will need to provide to the lender(s) follow documentation:
- Hardship letter explaining why they can no longer make payments
- Authorization letter for Realtor or professional negotiator to speak with lender
- Financial analysis form
- Financial updates and forms
- Tax returns, pay stubs, bank statements
- Other items may be required by your lender
Please note that a short sale process and a contract for purchase submitted for a short sale approval will not automatically stop a foreclosure sale. Many lenders will proceed with the Foreclosure procedure, and time is of the essence in a short sale procedure. A foreclosure sale may be postponed by the lender upon acceptance of a short sale agreement, but a postponement is not automatic. A foreclosure may be reinstated after a postponement without further notice to the seller.

Seller is hereby notified that Broker is not qualified to provide financial, legal or tax advice regarding a short sale transaction. Therefore, the Seller is advised to obtain professional tax advice and consult independent legal counsel immediately regarding the tax implications and advisability of entering into a short sale agreement.
Not all Sellers will qualify for a short sale approval!
If you stop paying your mortgage, you could lose your home and damage your credit.
Short Sale Buyer
Even though the seller may have accepted your offer for a Fort Lauderdale Short Sale, the contract is not valid until the lender accepts the offer and gives you a written Short Sale Agreement Notice. You may have been waiting for weeks for an
answer and another offer with better terms may be submitted to the seller and lender.
As a buyer you may continue to look at other properties here, in case your offer will not be accepted by a lender and you may cancel this contract for any reason before it is accepted by the lender, including when you find a property you like better.

1. Farmers Market
When: May 6th and May 13th
( every Sunday during Season December until May from 9AM-2PM

Meet local Vendors that over their products such as fresh fruits and vegetables, fresh BBQ, Honey, cute jewelry, Sun Glasses and much more. Come by and explore!
2. Yoga By The Sea
When: May 01st, May 03 and May 08
(Tuesday and Thursday from January 09-May 10 from 7AM-8AM)
Where: El Prado Park in Lauderdale by the Sea if weather permits
Jarvis Hall when relocated

If you want to start a healthy day that's how you can do it. It's free and open to all residents and guest. You need to bring a yoga mat, towel, and water.
3. Dancing By The Sea
When: May 13 and May 27 from 5PM - 7PM
Where: Anglin's Square Beach Pavilion
Commercial Blvd and the Ocean
Free Dance instruction classes with DJ and Music. Let your dance begin.
4. Friday Night Music
When: Every Friday from November until May if the weather permits 6.30PM-10.30PM
Where: Commercial Blvd/ E Mar Drive between Ocean 101 and Village Grill
Enjoy good live music and drinks. Great and entertaining to meet family and friends for a fun evening. Bands change weekly so music for everyone. And you can dance too.
5. Lovely Ladies Tea Party
When: May 12th
Where: The Church By The Sea

Come sip tea and snack tasty bites all for a good cause to support homeless people. Don't forget to wear your had.
6. Lauderdale Air and Sea Show
When: May 5th and May 6th from 9AM-5PM
Where: Fort Lauderdale Beach
300 S. Ft, Lauderdale Beach Blvd.
You can see the airshow along Fort Lauderdale Beach to Lauderdale by the Sea Beach to Pompano Beach. The festivities are held direct at Fort Lauderdale Beach but the stand and fly show you can see along our beautiful beaches. Come early to get a good space on the beach
7. Riverwalk 80's Dance Party
When: May 11 from 7PM-11PM over 21 years or older requirement
Where: Esplanade Park

Tickets $55 per person
Riverwalk turns 30 years old this year and we celebrate. It will get 80's wild!
8. Fleet week in Fort Lauderdale
When: May 01-May 06
Where: Port Everglades
Five ships coming to Fort Lauderdale for fleet week. Celebration and ship tours will be held all week.
9. Open Houses
